The new Waffle House on 221 in Bedford County is now open. Based on public records, I’ve got the underlying Land Sale filed as follow: 0.61 acres zoned C-2, purchased in May 2016 for $270,000, which equals $442,623 per acre. This sale would be a good comp to consider when valuing a similar small retail site on a primary corridor.
